Meeting
At first contact we will get to know each other. We will talk about the things you like in some of the houses you have seen and some of the things you don't like. I can answer your questions about the current real estate market and how it affects your new dream home. We will talk about design specifics and I can give you pointers to keep your cost down but still achieve your overall design. If you are ready to proceed we will set an appointment up to get your preliminary plans drawn.
Preliminary Drawings
These drawings are basic compared to the finalized plans we will build from. These plans will consist of the floor plan and the elevation to give us a feel of the overall look and flow of your new home. Together we will review them and I can answer any questions you may have and offer some suggestions to make your plans even better. At this point we will have a better idea on cost. At this point I can give you a basic range of price per square foot which will help you in obtaining financing. We will make any necessary changes (if any) and proceed with having your plans finalized. As we are having your plans finalized I will begin working with your lender to assist you in obtaining financing. As a Realtor and builder I have worked with several lenders and have knowledge on the programs available to you that can save you money.
Finalized Plans
These plans are the true blue print of your new home. These plans are the ones we use to construct your home. With these plans I will begin talking to the qualified subcontractors and discussing all of the aspects that make your home unique. I will also present you with the total cost of the construction. We will then sign all of the contracts and other construction documents. You will get a detailed specification sheet that will detail all of the conponets of your house. You will be given budgets on things that will be going in your home and soon will be picking out all of the finishes that will make your home a custom, one of a kind home that most people only dream about.
Selecting Finishes
This is most people's favorite part. This is where we breathe life into your house. You will work directly with our designer and begin picking out all of the beautiful finishes that will make your home picture perfect. From flooring to light fixtures and everything in between, you will have a say in them all. I work directly with Lana Manley who has years in design and can make any space a home. She will guide you through the selection process and help tie everything together so don't worry about getting overwhelmed with all the many selections. Once all of your selections are made you will have them all in a selection book and the final price will be adjusted as needed. If you stayed under budget on your selections the price of the project will be lowered and presented to your lender.
Now We Build
Now that we have your dream drawn out on paper and all the details are selected, it is time to "move some dirt". At this point all the hard part on your end is done and its time for me to get to work and make the dreams we have laid out on paper a reality. Construction times vary on the size of your project and of course weather. As we go through the construction process you may feel the need to change some finishes. No problem! This can be accomplished by a simple change order. Throughout the process I will keep in touch with you and keep you updated. When the project is complete and to your liking, it is time to move in.
